Owner occupant first home

Hello, this is my first post here and I would like to get some pointers on what my move should be. As the rent in my apartment is increasing to $820/mo, I'm getting sick of paying it and thinking about getting my first home outright in cash. Or at least more than 60% down. But, prefer cash. I'm IT freelancer, and I'm sure I can't get a loan despite 750 or 800 credit score.

I came from a country where buying and selling is as easy as asking "How much?" I see it, I like it. Here is your check. That's it.

Now, buying a home seems overwhelming here in the States. I just need to get my head around to it and just like to know what should I do? Who should I talk to first once I see a home I like on zillow.com? Or get a buyer agent first no matter what? Get a mentor?

If you know anybody in Kansas City area (specifically people who know Johnson County, KS) that I can ask questions in person, or a sharp buyer agent, please let me know. Looking at any area of Johnson County, and Jackson County (Lee Summit, Blue Springs, Grain Valley, etc) on the Missouri side. Time frame is move in within 6 months. There are some requirements. But, are probably very easy to meet compared to most people.
