Would be interested to know what part of town it is in for that price? Currently have three tenants section 8, but feel they are holding rent back for the upgrade of a six plex we are getting for 56,000.

North is the roughest one to work with. Just bought up a bunch in that area for cheap. A shell of a 8 plex and tax sale SFH's.

You can find better deals and better numbers in SFH's in midtown. I just got a home in Longfellow for 28,500 with a 7k rehab that rents for 1500 a month. 5 bed 2 bath that if i put it on the market now would sell for 100K.

Anyway, duplexes... Nice one by St. luke's for around 100K rents around 1600 i bet. One on gillham for 100k around the same rents. 8 plex in manheim for 150,000, shame it wasn't squire. They will appreciate, but i'm a cash flow kinda guy.

Been killing the flips! Especially to Cali investors, Aussie super fund property investments, and Asian over seas buyers. Give them a firm net cap of about 15% for cash flow and speculation on appreciation. Quick way to double capital for those great buy/holds that can kill your liquid. The numbers are true, made almost 50,000 profit on flips of my own with business partners.

Deals are getting rare for MLS, and sadly feel market heating up. Will probably go to back to more wholesale/tax auction approach.

Anybody else from KC feeling like the market is really rebounding? lot's of properties getting bid up that shouldn't be.

I'm making a killing off this market from the result of the GFC, I have a hand full of buyers that i work with from the San Jose area. They are making way more money than you can for the over priced real estate in California. Just have need a good team on the ground to make it work.

The grass can be greener on the other side....

I source and buy deals with at 30% cap (no BS) and sell them to over seas investors for 15%

I pick up LLC's on legal zoom most of the time, much cheaper than using an attorney. Generally use the attorney when setting up a LLC for a group buy and need the operating agreement structured. I bought most of my first homes in my name and switched them later.

Good to have one, but in KS/MO the title company really eliminates the needs for one. Attorney's are just so expensive!

Going to have to do some networking and to find a REO broker that works with banks. A well seasoned realtor should be able to help you. Brokers tend to work with a small group of people that buy stock from them all the time.

Mistakes are just part of the learning process :)
