How many sqft are you planning on adding? Are you working with an architect? A GC I spoke to today recommended to work with an architect to get a plan so you can discuss with a GC.

I don't want to hi jack the OP's thread so are somethings that come to mind.

  1. Transparency
  2. Their focus on investor's success ie ROI
  3. Their experience and knowledge of the neighborhood
  4. Their desire to align with investor's objective
  5. Extent of rehab and PM

I agree that buying a house that makes you happy is important since you are the one that will live in it. At the same time this is a lot of money we are talking about and all else being equal, it should make financial sense also so you will have more options down the road just in case. 

Like I said, there are a lot of houses so there should be houses that you love and makes financial sense. Even if it is not a house that you fall in love with at first sight, you can make it to what you want (hopefully increasing value at the same time) and making it a house you love.
