Thanks for your input. I can see why people pay for the list. I wonder if the list providers do this manual leg work. This will mean if the owners does not have a web presence then you can't find their contact info.

@Matt M. I tried going to the county clerk's site and looked up the notice of default. I have me the Deed of Trust and the Names associated but no contact info. Is there a way to get the contact info them?

@Joe Villeneuve Great information.

Do you look at historical trends of vacancy and percentage of renters? What are the criteria you set for you to consider investing in an area? Lower vacancy and higher renters are good but what are they typical numbers?

So is the consensus when you are starting out to start, doing successful deals with smaller apartment complex to  build a track record?

Great points! I will make sure to keep those points in mind when looking a sponsor.

Are there any wholesalers that are in your area that you work with? They are in the business of finding the off market deals. 

Another possibility might be linking up with other local REI and find out what they are doing to get deals.

Hi Ryan,

IMO, this will probably depend on your goals, which stage you are in life and your personal preference. Leveraging is probably one of the benefit of RE. If you pay down your mortgage, then you build more equity in the home but it is locked in the property. But if you payoff the mortgage with this strategy, then you will have more cash flow. 

Instead, if you take the extra cash and buy another property, it might be a better use of your money as least mathematically with all things being equal. 

Just to clarify, you want advice on how to market to investors trying to get into MFR? So you want to lend capital to investors as a HML?
