Post: Tampa - Vacant Land

Hi everyone!

I am wanting to wholesale vacant land and wanted help with understanding how to determine if the land is attractive to cash buyers. Is it primarily the location of the land or are there other factors?

Also, how do you determine the value of the land or what are cash buyers typically paying for it nowadays?

I appreciate your help. Thank you!

Post: Tampa - County Preforeclosure List

Hi y’all!

I went onto the hillsborough county website to pull a preforeclosure list. I did end up finding where it is, however, there was no readable address. It gave a legal description stating the lot and block number, but can’t seem to find the actual address.

I did end up calling but they weren’t able to help me so I’m just wondering if anyone else would know how to find the addresses to those properties.

I appreciate any help. Thank you!

As part of the advancement in technology, and to speed things up, provide more value to sellers and make things more efficient overall... we are now offering virtual walkthroughs.

If you have to go there, take a hammer and a can of mace... ohh, and a strong dude if you have one!

How would you set the virtual walkthrough up? Have the seller take a video?

Hi everyone,

So, when it comes to seeing the property in person initially.. I'm a little nervous to do this mostly for the sake of my safety. Is there another way I can go about this in a cost effective way and is it necessary for me to physically go there? And are there occasions where appointments aren't required given that there's enough photos provided?

I'm 100% willing to put in the work, but would definitely like to approach it in a way that I feel is safest for me.

Your feedback is always appreciated. Thank you!

Hi everyone,

I am in the Tampa Bay area and wanted to reach out to other wholesalers and investors. I also was wondering what neighborhoods are best to look into when looking for distressed properties, specifically ones that investors tend to working in already.

I appreciate any feedback.

Thank you!

@Afam Agbodike

On Propstream under the mortgage tab, it shows in a one column labeled warranty deed then next to it the $225,000 amount. So I think I was just confused by that.

@Afam Agbodike

Yeah, I believe the $225,000 is the loan amount if Im not mistaken.

The MAO I came up with is about $163,000. Not sure if it would work then.

@Scott Johnson

I believe it is a loan for $225,000… my mistake. Given that it would be a loan, do you know how I’d go about doing that? Thank you!
