Post: Refinishing Hardwoods--Chemicals or Sanders?

Sand them... I have sanded a few houses with hardwood and used a orbital sander that has 3 round disc's . does a good job but slow. but no chance of divits in the floor. I just did a house and decided to use the drum sander.. much faster and turned out great! watch some youtube video's on floor sanding before you try it. I rented both sanders at Menards they were about $50-$75 for the day.

Most likely copper was stolen, but I have purchased property that just needed a pressure relief valve replaced on the hot water heater and said the same thing.

clean them good and scuff the finish up with a scotch brite pad and paint them. I do it all the time with brass ceiling fans and light fixtures.

I second the ExMark's, they are very good mowers and stripe the lawn nicely. I dont mow but own a chemical lawn care business. I use to have a 50in Gravely that was ok. just mowed my 3 acre's with it. I would suggest a hydro over a belt drive in any brand you decide on.

I would find a over the stove micro wave on Craigslist. you can find white or black usually for $50. people just switching them for stainless. When your tenets move I would replace the dishwasher with a base cabinet. If there is a disposal I would take that out too while your in the kitchen...

Lowes is closest to most of my houses so thats usually where I go. But sometime end up going to Homedepot or Menards when Lowes plumbing section is picked over. I need to find a plumbing supply house in my area.

I also own a lawn and pest control company so 4 times a year I stop by and spray the lawn for weeds and around the house insects.

I would take it out. Do you think the tenets would keep it filled with salt? Plus its just one more thing that will break.

If you have the cash I think its a great idea. you can get a better deal if you can offer a quick closing with cash. your paying no interest if it take a little longer to rehab and sell.
