I recently made an offer on a HUD house that was accepted with one condition. I accepted that condition. The paperwork was slow in coming and the realtor learned that an additional was added. That condition was that they will not provide a termite inspection report. The realtor implied that this was SOP. Is anyone aware if this is true?

 Welcome to BP. Am sure you will find lots of opportunity and lots of help toward your goals here in Arkansas.

Nothing clever about my approach. Basically I put my money in stocks. Most deals I get involved in require less than $150,000. I keep that amount in my checking account and the rest in stocks. Even though there are transaction fees to buy and sell stock I don't do enough RE investing that I need more than $150k in a hurry.  So far there has been no major crash when I needed to take the money out of stocks.

I live in Hot Springs Village and the only group I have found so far is a land lording group. One of these member has talked to me about starting an investor group but I don't think either of us have the energy to actually do this. Maybe the three of us should get together and discuss it.
