You might consider private or hard money lenders.

Be sure to join the REIA in your area. While BP is a good way to learn face to face connections are the best way to actually put deals together.

Having spent many years in LA I understand why you came to AR to try real estate. I personally believe LA is on a bubble. You may want to go back and get into RE there when the bubble bursts.
