Not sure which is your IRA...uDirect or American Trust. There is no reason your IRA will not release funds according to your direction of payment..

Sound like you are doing it right. Learn then do. Learn more the do more. BP is the best place to do the learning. Under the sink is the best place to do...one time. Keep at it I'm sure you will be successful.

I would definitely investigate what is the likely effort needed to subdivide.  Go to a CAREI meeting and try to like with people who have subdivided in this part of the state. If it is one of those places that you need to be the brother-in-law of the mayor, i.e. need political connections to subdivide efficiently either forget it or plan the time to build the connections you will need.

I am a HML in the central/south Arkansas area. I do not lend to ARV unless I have had many successful deals with you. Suggest finding a lender that you think you can work with and follow their requirements. Perform faithfully a number of times and I suspect you will be able to convince that lender that they should lend to ARV

As a private HML I will do smaller loans but I prefer to stay local. If the value is there I will loan 100% of the purchase price but nothing more that that. If we have done business earlier with no problems I will lend something for the rehab but if you are a new client only the purchase price. I am a very small, local lender and the larger HML's are probably more willing to lend a high percent of loan to after repair value than I.

Be sure you have "lending" as one of your key words. We private lenders are always looking to make a good loan. I generally only lend where I can visit the property myself. So if you were living on Arkansas I would be contacting you ASAP to see if there would be a fit. Don't give up. We are here.
