I have always loved Michigan and am looking to buy a personal property with lots of land over 20 acres that I can visit on weekends. I live in the Chicago land area. However, I am a investor so I am wanting it to pay for itself! I am open to different types but trying to get a feel from local investors on best options. Any input is appreciated. I have family in Battle Creek. I know trailers are very popular and even considered renting out spots.

This month we are back at our bi-monthly round table discussion. This time we will be discussing insurance! Have you had to file a claim on one of your rental properties? If so, how did it go? What tips and tricks are out there to maximize payout and avoid a denial?

ALSO - PLEASE BRING A COPY OF ONE OR MORE OF YOUR INSURANCE POLICIES! With skyrocketing rates, this will be a great opportunity to compare premiums & coverage. Please bring a printout or have access to the whole policy handy so that we can look at these terms apples-to-apples. There is a lot more than the yearly premium at play!

ATTENTION - we are trying out a new venue a little closer to Joliet. I have been promised a PRIVATE ROOM so we are trying it out. This should be much quieter than our previous options, fingers crossed we have found our permanent home! Our experience with Ace's Garage Bar and Grill was great but we got a lot of feedback that it was too far away.

This month we are hosting Michael, the new head of Joliet's Neighborhood Services as our main speaker. Come and meet the new department head! We will be hearing directly from the top on the direction we are headed with SFR inspections, staffing issues, and the general chaos from the last several years. Let's give him a warm welcome and help bridge the gap between the City and private landlords!

2023 is a wrap. This past year, the JRLA was on a roll. We hosted 9 breakfast meetings, 4 round table discussions, 4 speaker meetings, and 1 workshop, and 1 holiday party. Cheers to a productive year!We are kicking off 2024 with our annual holiday dinner. All JRLA dues-paying members are invited along with a plus-one. This year we will be at Ace's Garage Bar & Grill in Minooka. (less than 5 minutes off the highway)The event is free for everyone who has paid dues in 2023 and for anyone who pays the $85 annual fee for 2024. This informal networking dinner includes a meal and soft drinks. Alcohol is available at the bar. More info on the menu will be posted later.Here's to a successful 2024!

This month we are hosting Nora Grunberg from Illinois Realtors. She will be sharing a little bit about how the her organization has been fighting government overreach and new strategies to fight the failing Single Family Rental Inspection program in Joliet. Neighborhood Services is in total disarray and still does not have a formal head of the department since Gabe left the sinking ship earlier this year.

This provides a great opportunity for Illinois Realtors and the JRLA to band together and brainstorm some PROBLEM SOLVING SOLUTIONS that both our organizations AND the city can find to be a win. Come with your thinking cap on, this should be a productive meeting

ATTENTION - we are trying out a new venue. We will have a private room upstairs at Chop'd in Plainfield. It should be a lot quieter than our previous locations. This month we are doing our annual lease swap. Print out your lease and come prepared to talk about any changes that you've made over the past several years. What has had to adjust since COVID? Have you been burned by anything new? If so, how are you handling it moving forward?

This topic is always very popular but it only works if we all share... so made sure you bring material to discuss. Don't worry if your lease isn't the size of a novel - there is something to learn from everyone. (In fact, sometimes a super concise lease is the best lease!) Come prepared to learn and bring a friend... this will be a good one!

Formerly known as the annual Joliet Landlord Conference, this free event is open to housing providers in the Three Rivers Association of REALTORS® service area, which includes Will, Kendall, and Grundy Counties, as well as to communities in surrounding areas.

This event will be held at the Clarion Hotel and Convention Center, 411 S. Larkin Avenue in Joliet. For convenience, 2 sessions of this program have been scheduled at different times of day. Each session has the same content so please choose the session which best fits your schedule. Housing providers can attend either day of the conference to receive essential information on services and resources.

The first session is scheduled for Thursday, October 12, 2023. Doors will open at 5:30 PM and the program will run from 6 to 9 PM. This session includes a buffet and a cash bar.

The second session is scheduled for Friday, October 13, 2023. Doors open at 8:30 AM and the program will run from 9:00am to 12:00pm. This session includes a buffet.
