Post: Best Way to Post/Share a commercial listing?

I have a gas station currently listed that does really well - 14% CoC return at the moment. I can share financials to any qualified buyer after they sign a NDA. It's not something I can post on Marketplace because it's not a rental, but I"m sure there are investors here looking for a gas station with a built in commercial kitchen and ability to expand, that's already cash flowing?

If you're like me, then when you started listening to the Bigger Pockets Podcasts, you also started reading books and authors that are recommendations from the hosts and guests - and have found many favorite books, with many classic and inspirational quotes.  

I know for me what comes to mind is The One Thing  by Gary Keller.  That book hands down changed my life, and it is one that I go back to reference quite often when I start to feel like I need to focus or if I'm feeling lost as to what the "next best step" is for me to achieve my BIG WHY.   My favorite quote from that book is

"Anyone who dreams of an uncommon life eventually discovers there is no choice but to seek an uncommon approach to living it"  - Gary Keller

To be successful you can't just copy what someone else is doing exactly, and you don't need to come from wealth and connections in order to be successful in real estate investing.  You have to keep learning, keep asking questions, keep thinking critically and keep looking for what other's may not see.  That's what creates the excitement that leads to the consistency that creates success.  You have to read about others' stories and how they survived during periods of struggle or epic failure.

Hello BP World

I am a Realtor in VT and NH, and I'm focusing on growing my team of buyer agents to handle the workload that the mainstream MLS is generating for us in our extremely hot market. I myself want to focus on listings and investor clients, because I myself am an investor and I love working with investors. I love analyzing deals and working with just the numbers, I love learning from investor clients because many of them flip, short term rental, or BRRRR.

I'm on BiggerPockets to network with like-minded folks and I was wondering if anyone had any tips or strategies for attracting investor clients to working with a Realtor.

Here's what I'm doing right now that has been working:

1. Finding off-market deals. I network as much as I can with my SOI and many sellers prefer to try out the pocket listing approach especially for properties that are in physical distress (meaning - need moderate to light rehab).

2. Posting and engaging on Bigger Pockets of course. I have connected with several investors on here who have become some of my best clients

3. Planning on Hosting a local Meet Up/REIA. I'm actually opening another business with a partner, a downtown Lounge and Bar (I have 15 years restaurant experience before I was a Realtor) and I want to use that space to host monthly REIAs. I have never done this before, so if anyone has any insight on what can make for a great Meet Up I'd love to hear! I'm thinking food, libations, a presentation, special invites?

If you are a Realtor who works with investors, what do you think are the strengths or traits that they want in a Realtor? Is it worth creating a separate branch of your team to specialize in Investors vs. Residential?

If you are an investor, what is it that you look for if you want to hire or work with a Realtor?  

If you never work with a Realtor, what would something an agent could offer that would entice you to hire them?  Lower commission?  Pocket listings?  Analyzing Deals?

My business has exploded since I joined eXp and built a team of buyers agents.  I'm focusing 100% on listings and both May and June were $1mil months, we have $1.5 set to close in BOTH July and August.  My income/sales is literally up 300% from a year ago.  On my own in 2020 I did just over $4mil and now our team is on track to do $12 this year.  We are selling a ton - our market is on FIRE

I had a new listing last week and got multiple cash offers over 100k over the list price.  And $150k over what it sold just TWO YEARS AGO (crazy) 

Also since switching to eXp I am making 100% of my commissions until Feb 2022, I just capped.  So THATS cool.  Plus I can undercut every other brokerage in the area on listing fees now as the other offices in my market are 60/40 splits

I'm looking for someone who is investing in real estate and has or wants to get their real estate license and make money as an agent.  I have a growing buyer pool of investor clients and need some more manpower for my real estate team.  I have a client who has done 5 deals with me this year alone, and they have been so happy with my team's work that they want to refer others in their investment groups in Boston, New York and New Jersey to buy investment properties in Vermont and New Hampshire.

I am willing to train a new agent but I am really looking for someone who is experienced in investing, as these clients need someone who knows what they're talking about!

If you're calling realtors and you don't have your financing lined up first, its definitely hard to get a call back.  Get your lender first and then take your approval and what you want to buy to your realtor.  I think trying to get everyone all at the same time doesn't make much sense, here's the order I'd go about it:

1. Lender

2. Realtor

3.  Inspector/Property Manager/Contractor while you find the property and go under contract.  A PM and  Contractor don't have time helping you, come to them with a property to manage or a project to construct and then they'll call you back
