Best Way to Post/Share a commercial listing?

I have a gas station currently listed that does really well - 14% CoC return at the moment. I can share financials to any qualified buyer after they sign a NDA. It's not something I can post on Marketplace because it's not a rental, but I"m sure there are investors here looking for a gas station with a built in commercial kitchen and ability to expand, that's already cash flowing?
