I think it depends on your states laws. Here in WA you need to be with an agency even if you don't practice as a traditional real estate agent.

Does anyone know what market is like for vacation rentals in Seattle? I have a friend in CA who is curious about purchasing a buy and hold property but would like to also use it as a vaca rental such as an Air BNB. I'm not sure what the market is like for that type of thing or if it's more profitable to just do the typical buy and hold.
