@Jasmein Span hey Jasmein, the Nashville market is getting pricey, but there are definitely still opportunities if you get a little creative or look a little outside the "urban core". And the city is growing exponentially so you could see good long term growth. Memphis is also a good market from what Ive heard in terms of more cash flow and lower property values. Have you considered house hacking? Thats how I got started and allowed me to get a greater return than buying the same property as a non-owner occupied rental. Happy to chat more about my experience if youre interested. Best of luck!

@Avery Bernstein hey Avery, welcome to BP! I also house hacked and it was the easiest way to get started in my opinion. I also grew up in central MD and am pretty well connected throughout the state. Happy to try to connect you with an agent there who could help with the house search. Best of luck! Kyle Deutschmann

@Chioma Harris hey Chioma, welcome to BP! I havent invested there personally but I know several others who have been successful with BRRRing in Baltimore. I grew up in the area and know there are several local meetups as well as a Maryland/Baltimore investor page on Facebook thats pretty active as well. Happy to try to put you in touch with someone locally. Best of luck!

@Ernest E. Davis hey Ernest, welcome to BP! Youve definitely come to the right place to learn, network, and grow your real estate business. Sounds like youve got a great strategy for getting started. I also got started by house hacking and it worked out very well. Best of luck!

@Russell Brazil hey Russell, thats very helpful to know about the ADU laws in DC and Moco. I see you clearly reiterated its only for OO properties, but what about 2nd homes? I.e. if someone were to buy a 2nd home in the area and essentially house hack it by renting the main part of the house and keeping the ADU vacant so it could be legitimately used as a 2nd home? Thanks!

@Sean King hey Sean, welcome to BP! You've definitely come to the right place. I have a whole list of books I could recommend, a lot of which are the books published by biggerpockets. Have you considered house hacking your first property? Thats how I got started and felt like it was the easiest strategy to get into real estate. I bought a single family house with a low down payment and immediately rented the spare bedrooms allowing me to live for free while building equity and experience as a landlord. Btw Ive got some family up in MN and know a few good agents I could connect you with if you arent already working with someone. Best of luck!

@Jacob Ashley Baltimore or Memphis could fit that criteria. I know several agents who invest themselves in Baltimore I could refer to you if you wanted to explore that market. Best of luck!

@Samantha Gibson hey Samantha, Id second what Helen said that using your VA loan benefits might be the easiest way to get started! You could theoretically buy a small multifamily property with basically nothing down and start cash flowing by renting the spare units. Also, Im not a CPA, but my understanding is you have to live in a property for 2 out of the last 5 years to avoid paying capital gains tax, which will certainly increase net profits substantially if you sell, but if the goal is to hold as a rental then I wouldnt worry about that part. Best of luck!
