property manager is not the answer. eventually if the tenant is not paying the property manager wont make them. the issue will come back to the property owner. being a small time property owner I prefer not to have any property manager. I know better who I need than any of them.

I am a small time landlord and I was planning to buy more properties prior to the event. Now, I put off the purchases as I do not see any positive changes for small business and property owners. I will pass even on great deals because a deal only as good as the environment for the small business. In fact, for larger portfolio holders I would unload some of the properties while they still can. For now I would recommend to raise the security deposit. I would recommend to not rent the property just to put a warm body in it. I would rather carry my payments now than to cause financial disaster down the road. The suggestions from multi portfolio investors might be different.

 Unfortunately, whether or not the CDC ruling applies, there are still a ton of jurisdictions where the local authorities aren't allowing evictions.  And there are some judges that aren't hearing them even if the local jurisdiction allows them.

I may be wrong but some large corporations are buying lots of real estate in Clarksville. Investors beware.

I have a few A class properties and I absolutely allow pets. But I do not allow bad tenants who are not able to take care of the property. I do not charge a pet fee but I do have  high security deposit. When people know they can get their money back that makes them want to keep place clean. 

Several years ago I purchased a primary residence which later became a rental. It was a conventional loan with 5% down. Is there a way to turn the title into LLC? Currently it is in my name. While it is serviced by one of the major banks the actual owner is FreddyMac. When I contacted them they said there is no way. I do want to be mindful of a standard paying lump sum clause in a contract.

this is just more data collecting business. cdc and the govt have created this situation. they won't  be there to help.

why is CDC making non stop moratoriums? they seem like a defacto govt agency. this is absolutely wrong. how can these global agencies be allowed to destroy private property rights? somebody has to compensate landlords. forbearance does not cut it. state or fed govts or cdc need to compensate landlords by cutting them monthly checks. so far they have been doing whatever they want without facing any legal and financial consequences. there is also no national body that represents interests of landlords.
