No, I love them. I have A class properties that have tremendous appreciations and we have been grandfathered in so we can rent for life. The rents have also gone up. Having and HOA allows me to turn down more unqualified tenants without having to worry about some pesky troublemakers. The curb appeal is also pretty high. My neighbors also look after my properties and they have my phone in case tenants are doing something they are not supposed to. My goal is to eliminate as many as possible unqualified tenants, not to stuff a warm body in a place that will give me a headache later. If I have to wait for the best tenant I do not mind. To me it is not a loss, it is a gain. I just think differently than most landlords.

here is what I say. Unfortunately in the current economic climate some landlords will have to sell their properties. If you have 100 or so it just will bring on more troubles. You will have to screen better. Stuffing warm bodies in places will no longer work on a massive scale. It will be more challenging for those with C and D class properties.

they are wrong.

bad enough we have FHA, not we get CDC to tell us what to do.

And to top it all off you never own your property because local politicians can raise your taxes to line their pockets.

property tax needs to be abolished because you never really own your property if you have to pay taxes.

why are the landlords listening to CDC?

Who are they to tell the landlords what  to do?

they get 100% of benefits and carry 0% of risks.

that is not balanced.

it is time for a national landlord rights group.

We take pictures and write it all up with before and after photos so the tenant has no basics to complain. The items are fixed and repaired to the condition they were in prior to renting. a business that is not personal is a corporation that has multiple stakeholders like Blackstone. For a small time landlords it is personal. Keep that in mind.

does FAIR HOUSING cover for the damage tenants cause? Yeah, I thought so. So why are the landlords allowing some un elected officials to push them around. Last I heard private business can refuse entry if you do not have a mask or a vaccine, even if you have a disability that prevents you from doing so. So why cant the landlord who owns the property decide who is the best tenant for that property?

and tenants are responsible for repairs unless defective or at the end of life and needs to be replaced.

All my appliances are first class/stainless steel and something that you would love to have at home.

I do not buy cheap second hand appliances.

They are bought new from big box stores.

I do not have time or desire to play tenants mind games as contract is enforceable and I collect a large security deposit.

appliances are there for the tenants' convenience. additionally a broken oven does not make a property uninhabitable. that means is some states you may have as little as 30 days to repair or more. again, if you contract specifies that the tenants are responsible for the fixes with the proof of the repairs done professionally that is what needs to happen. If they do not pay, I take it out of their security deposit.
