@Ross Williams Great choices. Trying to find deals that pencil, is very difficult right now. To answer your question, whether Atlanta, or Dallas? I have not done extensive research in Atlanta, however, I would choose Dallas for two reasons. 

1. Dallas has one of the strongest job growth, which means, continued increase in demand. We have seen a increase in vacancy due to the supply far outpacing the demand at the ending of 22', going into 23'. However, when you have a strong increase in jobs, demand will follow that. 

2. I believe, if you look at the inner/outskirts of Dallas (Plano, Arlington, Garland, Wylie, Mckinney, Allen, Denton) You will find assets that are trading at a low cost/per door, rather than the Core of Dallas, and the outter-outter skirts. The Metro is growing so fast, they started building houses, before they designed the roads.

The multifamily syndication model, is a very lucrative way to scale your investment portfolio, simply due to the fact that you, as the GP/operator, are able to leverage other peoples money (LP's) to buy bigger deals! However, like @Jim Pfeifer mentioned, it is illiquid for at least 5-10 years, depending on the hold time of the project. Another point to consider is knowing the track record of the operators, and the KP (key principle) on the deal. I would definitely recommend reading the book by Brian Burke. I would also recommend listening to The Multifamily Wealth Podcast, Episode # 139. He shares some great points on how passive investors should approach the syndication deals.

Hey Jordan, for me, I use a model that my mentorship program has. However, If you go to https://robbeardsley.me/ Rob makes a very good model, and he himself is a great underwriter. In all honesty, I havent used it because Im so used to our mentorships model, to change models, is like learning how to go from driving automatic, to standard. I do like how detail-oriented the model is, compared to some i have come across. I hope this helps! Reach out if you have any questions!
