Has anyone here been successful with finding a reputable private and/or hard money lender (for long term buy and hold).  So many crooks to look out for.  Would love feedback of successful stories. Here are some companies I have been considering: conventus, Lendinghome, patch of land, Lima one, Lendingone. Thank you.

Greg Scott, thank you, you are right, I noticed it also has a slowly declining population.  The appeal is mostly the home prices, low crime rate, it has colleges, a hospital, and is within an hour of major cities. As well as it is easy to meet the 1% rule.  But, I agree it does hot have the economy or population growth that Columbus and Indy have.  Which have been my original main focus, but those cities are getting expensive and when the price is within reason I’m finding a very high crime rate…will keep searching…

Wondering if anyone here has experience with investment properties in Richmond IN.  Population looks stable, crime rate is good, it had colleges and some tourism, close to major cities.  Looking for perspective from someone with experience in this area. How is the rental market? Strong? Not so great? Any pro/cons about Richmond you can share? 

Ok, I’m narrowing down my long distance investment property locations to Indianapolis and Columbus OH.  Anyone else invest in those locations? Would love to chat.
