If you're looking at Chattanooga, all of Hamilton County (except maybe not past Soddy Daisy on the W side of the river and not past Harrison/Ooltewah on the E side but include Cleveland) and for GA just below the TN border there are great markets in Walker and Catoosa County (Rossville and Ringgold are two growing neighborhoods). I hope that helps you narrow your research a bit!

I live in woodstock and its a great quickly growing town, with that being said, appreciation and cash flow don’t often get along very well.

I do know of a few cities in Georgia that can get you very close to the old 1% rule, and would be happy to help out if you’d like.

If you could find a distressed deal in woodstock, I say go for it, but there are many surrounding cities that you’d have better luck at finding a turnkey cash flowing investment.

@Ian P. can you share what areas are best for midterm rentals? Do you find any specific size or price point works best to attract mid-term renters? Thank you

I have also checked out Columbus and the reason I couldn’t quite commit yet is because I haven’t been able to find a solid team.  I found a realtor but the PM was tough.  A lot of negative stories out there…same with the contractor.  I’m sure it’s possible and would be open to any recommendations, I just haven’t found it yet. 

Hey there, looking for people with experience in/around St Augustine Florida. How is the LTR vs STR rental market out there? Any deals left to be found? I'm considering new construction, if anyone has experience they want to share I would appreciate it.

Where are the St Augustine Florida investors in this group?  How’s the rental market? Easy enough to rent? Reasonable cap rates? Looking for newer constuction wondering if any of you can share your experience in that market.
