Hi 

I know I post a lot on these forums but I really want to gain as much knowledge as possible. I have been in real estate for about 6 months now and have yet to make any real money. I have trouble figuring out what I should be doing on a daily bases as I found myself just sitting at a computer all day. Now I know must people will say '' Lead Generate '' and I understand that. 

Most of my leads come from passive sources like a bus ad , zillow , etc . I want to know what I should Actively be doing on a daily bases. My broker actually gives me probs because I get the most leads out of all new agents in the office , But these Leads arn't making $ as they are low quality.

I wake up in the morning and just wait for a random low quality lead to call me. My day is usually structured like listed below. 

1. wake up look at emails 

2. do stuff on social media 

3. service leads/cleints I have now 

4. lead generate which I don't know how to efficiently do so I just end up watching training videos.

5. repeat steps.

Now I have no issues with getting my hands dirty. Over the past month or so I have passed out hand written letters in the amount of 200-300. Passing out these letters have resulted in one contact that I lost track off , being chased by dogs , yelled out for stepping on someones property , etc. 

I am currently with weichert realtors and I feel like this is a good place for me. I have and good online training program with very insightful content. I have a sales manager and a broker that sell in the $10 million+ range that I can call at anytime and they are very helpful with tips. I know no one can really hold my hand in this business but at the age of 21 I refuse to give up. I am content on being a six figure salary real estate agent no matter the odds.

yah I think I will just avoid EDDM and keep using direct mail , at least I can segment.

You can use USPS for postcards, I don't know about letters? USPS will handle all of the stamping and addressing. They use carrier routes that are already set up within their system.

As @Chrissy Parsons explained, this is more of a shotgun approach of marketing. It may cost less per mailing, but your mailing will be reaching many people who most likely aren't in your criteria- New Homeowners, Homeowners with no equity, expensive houses, houses that are too large etc etc.

I didn't go EDDM and chose to instead specifically target houses in my criteria- 3 to 4 bed 1 to 2 bath, under 2200SF, and homeowners with equity. I've come to realize if they don't have equity are you really going to be able to get a below market deal unless you work a short sale or foreclosure? But, then that entails more complications.

thats exactly what Im saying , Maybe I'll just need to go in office and speak with a USPS rep like you said. What sort of service are you using for your targeted mailings now ?.

Also consider how many touches you plan on running the EDDM. Is it monthly, quarterly, every 6 months? What is your goal with the 200$ monthly budget? 

 thats the thing , I dont want to really do postcards but letters. I already mail postcards using my brokerages mailing service. The in house mailing service we use is mainly postcards and not hand written enveloped letters. I was under the impression that EDDM is different from just mailing postcards using a vicinity map. I planned to hit aleast $200 homes with the letter mailing.

Hello 

I am trying to do my first every door direct mail campaign. I would like to mail a letter or possibly a post card. Can someone please tell me the service they use for EDDM ?. I tired using USPS but it seems most reps dont know how to answer my questions properly. I was told by USPS that I cant use EDDM for letters but only packages ?. Can someone offer some advise ? , If you go through USPS do you have to stamp or address every piece manually ?.  I dont want to spend $200 if I wont be able to mail anything.

Was it EDDM? 75-100 homes quarterly is a small number.... even with a "cold" mailing of 100 homes, a 2% response rate would be high! 

it wasn't every door direct not sure what you mean by that. Its more like you type in an address and it mails in the vicinity.

Yah seems most people dont care that Im in real estate. I may just be working them working them wrong though.

I don't know too much about bench billboards, but was your direct mail targeted? How many touches? 

 $600- 750 in total yes . I must be doing something wrong with direct mailing. ive done 3-4 mailings this year with 75-100 homes per mailing. Ive received ZERO responses , Its almost like my mailings never really get shipped out but Ive double checked with people in my office and it works for them. The service we use is called ´' Imail'' which is provided through my brokerages services , CRM , Etc. Do you have a direct mailing service or campaign you would recommend ?
