Yah seems that would take so time. I know banks are making it hard for investors to acquire loans. In this market I would need at least 20-40k.

Hi 

I am fairly educated on real estate from an agent side. I have interest in investing but i'm confused on the financial side. Whats a good way to get start up money for a low deal ?. How did you get your start up for your first deal ? . I'm not looking for something big just something to get my feet wet.

I was wondering if anyone had any seller lead tips they could offer. Most of my business is coming from buyer's at the moment. I've mailed out personal letter's so far that is focused towards sellers.

Hi 

I've been a licensed agent for a little over 3 months now. I've yet to complete a transaction but have come very close to completing the process. I usually get a lot of contact from buyers with little to no seller contact. So I have three questions I would like advice on. 

1. I can I get better at converting buyer leads ? . I have multiple buyer leads at least 1-2 needs to be a transaction.  

2. How do I find seller business ? . I've yet to hear anything from a seller 

3. I am still lost and what I should be doing on a daily basis. I understand people will say '' lead gen '' , but right now my day consist of social media , servicing current leads , sending direct mail , etc. But I lack a good plan for active work. 

I understand this is a dog eat dog business and no one will hold your hand. Work ethic isnt my problem , I just need to understand the correct things to do.

2 . WeichertPro 

3. yes . I've tried a lot of sources craigslist , door knocking , mailings , etc 

4. monthly advertising form multiple sources would be around $400 total per month

Hi 

My name is Kareem 

I have been a licensed agent since November of 2018. I have yet to complete one transaction in my career. In February I received a client that I thought was a guaranteed transaction but unfortunately failed. I have a lot of sources for lead generation with little success. I also have about 2 buyers on a home search for this year. I just want to know if there's anything more I can or should do ? .
