Thank you for taking time out to answer all the questions in this post. This covered so many of the questions I had and gave me a good grasp on where my focus should be since I have yet to do a deal....finding motivated sellers (and what their motivation is) and finding cash buyers! Everything else can be done once I have some traction.

I'm a newbie too. It's great that you already have some real estate background. Hopefully it will serve as a stable foundation. Make sure you seek out the REIA in your area to start building relationships and make connections.
