I have been close to have a good deal on property in Silver Spring MD and a good cash offer has win it and I am back to looking again. I am not finding that much good deal from the MLS only and I want to partner with anyone who has a good, most probably off market deal, properties in Montgomery MD county and wanted to partner.

I am fairly experienced but not much experienced in the real-estate arena and whoever wants to work with me can set good acceptable rules of the industry while working on this.

Basically I am looking to buy property that need repair and can be bought with lower amount considering the rehab. Please let me know what more information you need, DM me and we can take it from there. Hope to hear from someone soon.

Can updated basement be considered as ADU then, like basement with stove in it?

I am in the process of buying a SFH in montgomery county MD. The house has a bit of potential for rental as house Hack as we are planning to live in the upper part and rent the basement.


My questions is, is that possible to convert the basement into 1Bed 1Bath, with over in the kitchen and shower? The shower is already there, the one thing I am not sure is about the oven to put it in the basement. I believe that will make it a multi-unit family. Also, if there is not HOA in the community, am I allowed to make modifications on the house in the process of changing it to multi-family?

In MoCo you'll generally need a 40-45% down payment currently to have your rent cover your PITI on a standard long term rental. A property being off the MLS won't get it for you anywhere close to cheap enough to change that reality.

I have been looking into the investment properties off of the MLS and that has been a real challenge for the past 9 months to make a cash flow with different scenarios including sublets - there are a couple of regulations in this area also.


I am looking into the market of Montgomery county MD. Which is one of expensive areas to invest in. But recently I came to learn that deals that are outside of the MLS are better in making investments than the MLS ones.

The thing is, I don't know where to begin to see of the off market deals. I have seen some websites which are listing some properties but they require more information from what I see to see the deal. I think I was spoiled on the MLS for getting the information for free.

So the question is what is the best way to learn about the investment opportunities that are out of the MLS? Sorry if it is a very obvious question and hopefully someone will help out on this.

 Hey Kal Wol - this would be a good question for the Maryland Investors Network on Facebook. Every county is different... in PG county the last I checked you can have up to 5 unrelated occupants. Baltimore City it's 4. Baltimore County 2. I don't own in MoCo, so I don't know that market in particular, but a smart real estate agent or investor in MoCo could probably tell you pretty quickly how many unrelated occupants you can legally have in your home. Or a local real estate attorney. 

There is definitely an extra layer of liability that you get, however, the benefit is that you typically earn more per room vs. renting the entire house as one unit. Is it worth the headache? Up to you to decide.. In terms of legal considerations/liability - how will you prove who broke something in the living room? Is everyone equally responsible then or how is that worded in the lease? What happens if you have a roommate dispute? 

You should definitely talk to a good insurance broker to ensure you have the proper coverage for your strategy. Happy to put you in contact with the broker I've been using recently. 

 @Kyle Deutschmann very good points, I haven't deeply thought about the dispute part indeed. That might need to be written out and need to be handled accordingly. Thanks for a great information on that. That is why I love BP, it brought a good and experienced people like yourself to shade light.

I would really suggest in networking with them anyway but let's get connected with some right away to ask these questions.  Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too. Even facebook might have some good local groups for you. But post locally for this. That’s the best bet.
