Beautiful home located in Smyrna. One of our investors was looking for a rental deal in a hot area of ATL with some of the best school districts in the state. We often get a lot of investors that try to compete in the Cobb County area using Hard Money, It tends to be super difficult when you have predominantly Cash heavy investors that just face better returns. Property is renting for 1800/month.

Blast from the past, This was one of our favorite deals in the Atlanta area last year. So much upside for our investor. The homes in the area could not compete with the renovation our investor did. There were comps supporting an ARV of 245k, The investor did not bother too much about comparing himself with comps that were not similar to his vision. He went big and took this flip to the bank!

Hey Jonathan, we do a lot of deals in that area including nearby Hapeville. I see that the Days on Market for flip and rehab homes in that area tend to be super low, with ARV's continuously increasing as the SW area of ATL in general is seeing a lot of rapid development. I find that although the airport is nearby, airplanes and trains are not something homebuyers/tenants in those areas are concerned about. Investors continuously approach us for deals in those areas. Just closed a flip deal and a rental deal in East Point last week. Investors seem keen for those areas.
