Wholesale Deal we provided to on elf our investors. They took their time with this project in order to wait for comps to list. We expected an ARV at the time of purchase of around 215k, patience paid off for this investor as the property is pending at $279,000 Today!

Atlanta is a solid market for flips and rentals, I can't say finding deals is a piece of cake but based off of what clients mention- I would recommend that you network closely with a couple wholesalers. I have many clients and they get most of their deals by developing relationships with 1-3 close quality wholesaler relations vs going out to get on every wholesale list in GA without meeting them, having a relationship or them sending you random deals vs understanding what you are actually looking for and can actually execute. as far as the 70% method goes, I would not focus on the 70% hard fast but more focus on which areas your doing deals in, some areas have more cash heavy investors and thus have a higher all-in ARV%. Each area exhibits different Supply, Demand and Investor behavior and that is what really gauges the ARV%.

Awesome Flip Deal in Cobb County. We sold this property last June to one of our investors that loves doing Cobb flips. Without fail we were able to provide a fool proof deal in a tough market! With a solid reno, our investor got 20k over the expected ARV added straight to his bottom line. Another deal in the books.

Often when a new high school gets built along GA 400, it becomes a top-ranked school (not because of great teachers, it's just demographics).  Get ahead of the new high school opening ... find the good elementary school, find the School Board and their multi-year plans.  

Phenomenal thought here. I really appreciate the depth at which you go to do your due diligence and be ahead of the curve thank you for the tip. I would be curious to see the work you are doing inside the perimeter as far as land accumulation goes. Thank you for the insight.

Hey Josh, I just touched base with our buyer on this deal and they stated they got the rehab done for 50k. This was their first rehab!

Marc I would actually have to completely disagree with you on this one. I have had great success finding my investors deals on MLS. If it is such a hot market would you not want to be open to all sources of deal flow as long as you re able to vet them out? As an investment brokerage/ wholesalers we actually get a lot of our properties off the MLS we just spend our full time being the first to those deals and building relationships with agents to the point where they favor working with us. I do agree that it is difficult to find deals on the MLS but that could very well be because companies like myself could be getting to them before the general population even has access to the deal.


@Bentley you will have great success in the Atlanta market if you keep 1 thing in mind. A true BRRRR** is supposedly when you are able to cash out refi all of your investment from a deal and make an infinite return on a property. Tell me if this sounds logical at all. I agree that markets have arbitrage opportunities, but do they really run so inefficiently as to provide someone with an infinite return. Of course there are exceptions and you very well could find a * True BRRRR*, but for the sake of building a business you don't base your strategy off of luck. In the Atlanta Market when looking to grow your rental portfolio set a bar realistic bar that will have 10-30k into a deal and aim for a 15-25% CoC return. that is not absurd to achieve and you can do it all day vs just once in a blue moon. I hope this helps align your expectations in the Atlanta market and helps along the way of building your portfolio.

This property did not need a huge rehab, but our investor went high with the quality of the rehab in order to take home a little extra on top. Beautiful floorpan and open layout. This home had a pretty quick turnaround and just got listed on the market. Hey Samantha, to be 100% honest I am not super familiar with Duplexes and Quads. As a company based on the Atlanta market we found it much better to specialize in SFR. The little that I do know as far as the Gwinnett area goes you should have some success finding duplexes in the Lilburn area, specifically off of the Jimmy Carter Blvd exit on the 285. I have seen a lot of Duplexes in that area down Singleton Road (Due East). I have seen plenty of duplexes and smaller MF (<12 units or so) in that area and have a close friend that has found success with homes and tenants in that area. I hope this information is of use! Should you have any questions pertaining to SFR I would be more than happy to hop on a call and discuss some of the trends and areas that we are seeing are good for buy and hold type of deals!
