Slam Dunk deal in Snellville. We got this property under contract with the intention of wholesaling it. Every single one of our investors stated that they were not comfortable with the area, or didn't know the area/ "wasn't enough spread for entering an area they didn't know". We decided to purchase the property and flip it ourselves. FACTUAL COMPS ARE ALL YOU NEED TO FLIP A HOME.

Curious to hear 1. How many Atlanta Flip investors are going direct to seller to source their deals?

2. Do you find that you are getting beat out by a lot of wholesalers in certain areas/is there enough territory?

(Essentially Can investors no longer find direct to seller deals as easily/ affordably without competing against wholesalers)

Hey Robert, nice to meet. Thank you for your introduction. What types of opportunities are you looking for yourself? Are you looking to enter the buy and hold sector or have a strategy to flip properties in the metro Atlanta area? As far as your Real Estate license goes do you work on the retail side at all or are you focused on using the benefit of being licensed on the sale of your personal flips? My day to day work consists of analyzing deals in the investment space of the Atlanta Market!

@Josh Stralko Hey Josh and others in the thread, I understand the feeling in a relatively newer market for you. I trust the breakdown below will give you some hope in ATL. 

I am a licensed RE Agent working with an investment brokerage in Atlanta wholesaling deals to BRRRR and flips investors. I have a deal on the table right now in Atlanta 30315 and find these types of deals quite consistently for my buy and hold investors. PP-125k, Rehab-24k, ARV-170k, est. rent $1400. Using standard assumptions this is a deal that will cash flow at >$420/month with 28k in the deal =17.61% CoC return. This is pretty typical of our deals, of-course with some variance based on condition and area. So as to better understand the market and base your expectations I hope this example deal helps.

Following this thread, in addition to MF I have seen so many attached SFR units in Augusta. To add I have 1 colleague that has found great success with section 8 investments in the area.

Sale price: $76,000

Awesome Flip deal closed by another one of our investors in the 30315 area. This was a win win. We found this deal with a simple full gut rehab, no complications to be had. The deal sold in a matter of hours from when it was released. The investor achieved a sales price of $170,000 on 06/18/20 for this beautiful 3/2 1258sf. Before and after below.

Awesome Decatur Flip went to one of our investors March 2019. Home was sold in November of 2019 fetching the expected ARV. This buyer did a phenomenal renovation pictured below!
