Up and coming areas near Atlanta
Hello everyone,
I recently moved to Cumming and bought my first primary residence. I am aware that Cumming is an area that has grown in terms of population in previous years and will continue to grow but given the current environment prices are high and inventory is going by fast.
My question is for all investors investing in the Atlanta area what areas do you believe will grow drastically in the future? What areas do you think are similar to what Cumming was a few years ago? Cumming is still growing but I don’t want to spend high 200’s on my first investment property. What do you all think of Dawsonville? I know there were talks of creating a 2nd airport there a few years ago.
Generally speaking, I am curious to know what markets are fellow Atlantans currently investing in and which markets do you believe are currently being overlooked at but has the ability to tremendously grow over next few years?
I would appreciate your feedback!

Land on the lake would be ideal. They're not making more lakes. Otherwise, look for decent, affordable house in a soon to be booming area. Exit 17 sounds right.
Often when a new high school gets built along GA 400, it becomes a top-ranked school (not because of great teachers, it's just demographics). Get ahead of the new high school opening ... find the good elementary school, find the School Board and their multi-year plans.
