Good stuff Brandon Turner - thanks for this. It would be slick if you added a little slider widget to the purchase price on the results page so that people could easily adjust it and see the updated cash flow numbers without having to manually go back and re-enter in the form.

This looks pretty interesting. Much higher max than traditional or Roth IRA. I'd qualify as being self employed without employees it looks like.

Any catches?

Ha!  Nice dude!  Was hoping I'd find some other developer types on here!  Congrats on keeping your condo!  You are a better man than I - we ended up selling and just getting out of the market. Our place wouldn't have even cash flowed :(. 

What are you leaning towards on the buy and hold strategy?

 Thanks Dorian!  I'm still very much in the research phase but I'm interested in something turnkey and probably in the 50k to 100k range for starters. Haven't quite honed in on a particular city yet.

Nope face to face not needed. Have used Airbnb several times as a guest. In many cases they just gave us a code to get into the place.
Random question here. Do you have a property manager and if so would they generally handle this kind of scenario for you? I'm trying to get a feel for what types of problems the owners have to deal with even if there is good management in place.
Carrie Giordano these diaries are amazing! Thanks so much for this! I'm also in CA and looking to get into an out of state rental. I know that you buy properties that need a bit of rehab but nothing major. Would you recommend that I get something that is ready to go for my first investment? Especially as I don't yet have a network of trusted property manager / contractors to handle repairs and wild be looking to do everything remotely (I.e. Not flying out there)

I was wondering - since rental property investment is a pretty reliable investment vehicle - particularly for someone that knows what they're doing and has been around the block a few times - are there any investment indexes where I, as an investor, can just invest in an index and someone else handles all of the rental properties entirely?
