Hey @Cody Caswell! Do you mind sharing your Houston contact? 

I would offer cash for keys directly to the tenant (not through the PM you hired). And also look for lease violations to start eviction process if they do not want to accept cash for keys. 

Also huge red flag when PM won't give you their tenant screening report. This is very easily downloadable

In my experience (for multifamily), the housing agency takes comps from other non-section 8 residents in the same complex in order to come up with their number. I've never had one come back at full FMR. A few times they have used complexes nearby as well.

    We recommend managing yourself if you're house hacking and it's less than 4 units! It's a good learning curve

    Capital improvement hold backs can vary a lot. You can get a better idea after inspections and your lender will also have requirements there. 

    Crushing it in apartments and commercial real estate is a great book. There are so many. Joe Fairless also has a book and great podcast on syndication/apartments. 

    There are tons of great groups in Houston! Meetup is a great start and then I try and ask people what their favorite monthly even in Houston is. 

    I always recommend involving your PM and a GC (if needed) as soon as you are under contract. And any necessary inspectors depending on what your lender is requiring.
