the winter months are a bad time to SELL your home so I believe that it's the perfect time to wholesale. A lot of rehabbers can only do their outside work in the wamer months so if they purchase in January then they can work on the inside of the property for February, March and just in time for the warmer May they can get the outside finished. Plus a home that isn't selling might motivate a seller to let it go for a lesser amount. Win, win, win.

I read on a different thread that someone used spiderman stamps and saw a good response rate so I definetly say use unique stamps!

You can do an asignee contract to avoid the double closing. I don't know much about double closings so I'm unsure of the correct answer to your question however I BELIEVE you need to do the closing with A transaction first. i do know thAt you have to pay double closing costs.

I am using my counties tax assesor roll to read each page and find which owners addresses are different than property addresses. It is a VERY time consuming process and next time around, I will definetly just purchase a list but for thr first go at it, I wanted to try on my own just to understand how it's done.

By the pros, do you mean a service such as Jerry Puckett's? 

The marketplace. Or the wholesaling section. Or possibly just use the search function and type in the name of the area and whomever comes up, you can contact individually.

Around here, this is like the chicken and egg debate. If you happen to meet a local buyer for whatever reason, offer to take him or her out to lunch to find out what type's of properites he or she is looking for and to build a relationship HOWEVER I would say that in the beginning, your focus should be on finding great deals and grtting them under contract.

Hi all-- this is a family members home which I believe would be perfect for wholesaling. The kitchen and full bathroom have not been updated since the '60's. It has lake rights and comparable properties are going for $120 however similar properties that're rehabbed go for upwards of $220K. Can someone walk me through what you would offer on such a house (just from the pictures which I know isn't enough but just a general offer) and if it would be a good, marketable house for rehabers.
