This is a legal 4 plex. 2*2/1 and 2*1/1. Roof is brand new, SF 2246 Has 4 separate electric meters, plus tile flooring.

In need of $20k of repair mostly cosmetic repair, can be rented quickly.

Asking $178500. Rental income aprox $3500 PM 

Please let me know if you like to see it. Hallandale is close to Miami renting it should not be a problem.

Hello Margo,

I already e-mailed you a couple of mortgage brokers you can call. However for the benefit of the board. I called my mortgage broker and I was told that it should not be a problem to get an mortgage as long as the house can pass the 4 point inspection regardless of the age.

Officially any building with more than 4 units is considered commercial.

Hello Joe,

Below is the website they use to sell the foreclosures.  Please understand you will not always get a clear marketable title. I do have a lawyer that can help and get you an opinion on the title.  I can get you into the properties to check them out. They can be great deals but they do come with risks.

Hello Wayne,

You are correct about the addendum however for the purpose of making quick offers they can wait as long as they are part of the original contract. The important points of the deal are in the contract. The addendum are you just for the legalities and mostly standard. Like Chinese drywall, Condo paperwork etc..
