I am looking and finding investment properties every day. It does get more and more difficult. I think the buy and hold strategy is better for this market. The best deals I find are in Multiplex properties.

Does the paper you signed stating that you are moving in as owner occupant have any additional text about fines or punishment if you dont' move in?

Yes the seller puts the closing cost in the price of the house, if the houses appraises for the higher amount this is a workable idea. That extra $7k on the mortgage is only pennies more for you per month over 30 years.

As many of you know I am a Realtor specializing in locating investment Real Estate in the Fort Lauderdale area. I found this large 4/2 single family house in the Coral Springs area, this is West Broward county. 2159 Square foot under air with garage. The house has structural problems and has cracks in the ceiling and walls and needs a rehab. Asking price $159k however when fixed up the value is about $285k. Rents for that size house would be at least $2100k PM This is NOT an REO and seller is of course very motivated!!

Most of them are on the MLS, even the auctions are advertised on the MLS. Pocket listing are usually advertised that way to give the appearance of a good deal for the unsuspected buyer.
