Hello,

I am in Fort Lauderdale and everybody wants to wholesale!! I can not find anybody to buy and hold. While especially in this market buy and hold is the better strategy. The rental market is hot and you can pay a little ore for the properties you are buying, thus beating the competition.

If the buyers agent gave his clients the access code to the property without him being present he can loose his license.

I can tell you Ft. Lauderdale is a great rental market. Don't forget all these people that are loosing there homes still need a home, so they rent!

The Facts;
Total SF under air 2185 sf asking price $148500

2 units 2/1 each, possible rental income is $2200 PM total

Needs about $30k in work value when fixed up about $250K

Has about $1 million in city fines, that needs to be negotiated with the city. However all problems that caused the fines have been fixed, per realtor. 

Coral Springs is near Ft. Lauderdale in West Broward county. If you are comfortable with negotiating with the city, this is a very good opportunity. Cash deal of course.

Hello Fellow BP fans,

This one was just put back on the market by Fanny Mae. This would be a good candidate for a home hack since you can not rent the first year.

The numbers are:

Asking price $139900 Home is 2020 SF with garage, Maintenance $285PM  Rental income after first year will be at least $1850 PM. This is in the city of Plantation rentals will move quickly as it is a great city live. Fanny Mae pays 3% towards your closing cost.

This is great for a first time investor, that is currently renting..
