can still buy decent  priced multiple plexes from Fanny Mae. Currently they have several. They all need renovation. 

Section 8 tenants gets vouchers. You can set the rent you want. If the rent is higher than the voucher they have to come up with the difference. You can increase rent once the lease expires.

I have a great contractor his name is Mauricio Sigal Ph: 305-608-8467 He is a engineer and a contractor. I am not sure if he has worked with 203K but he is for sure a good & honest contractor. Good luck, if these don't work out call me I have more contacts if needed.

Of course everything has to be disclosed. Point of this discussion is to find the legal boundaries, and find alternative ways of doing deals.

Proper disclosure being:

I am a realtor and I will be trying to assign this contract? 

What if I ask the seller for a 3% commission if I bring a buyer, and then make an offer with assignment? Is it legal to make money on two sides?

I don't think investors make enough offers. I like to negotiate the best possible deal put it under contract and present a worked out deal to my investors.

To be clear I wan to put the home under contract and assign.

What are the legalities for a realtor? 

I always have my clients confirm offers in writing. A short text will do the trick..
