Me and my wife were thinking about buying investment property down south but we are not sure what state has the best investment opportunities.  Also we were wondering how hard it would be to get a mortgage out of state.

Welcome to BP. Looks like it's time to get your Search on! That is one of the most commonly asked questions on the site. Use the search button in the top right and read for days. I find it's often easier to search by going to Google and then typing: "site:biggerpockets.com something to search" That lets you use the power of Google to search BP since BP's engine isn't as good as I would like.

Lenders get qualified to lend in particular States. If you find a local lender that can lend in your target location, that's great. If not, you'll have to find one that can. That may mean a lender that is within that State.

Best of luck and happy investing!
