I've never dealt with a judicial sale so I was wondering if anyone could provide some InsIght Into it? Looking at an investment property that is a judicial sale but not sure what to expect or what I need to know before making an offer. Thanks in advance for any help!

@Kevin Leppink I’m not sure how similar Utah is to NC, but as RE agents here we have access to something called Realist which is a public record database. That will allow you to see specific zip codes, school zones, etc with access to names and addresses of homeowners in those areas to be able to contact. Be careful though because sometimes the owners mailing address may not match their physical address so pay close attention because that’s probably a rental. Hope this helps.

Looking to make an offer on my first investment property. The property is listed as a “coming soon” property in MLS so it has not hit the market. Needs quite a bit of cosmetic work and possibly some other rehab. Not sure until I get in there. Want to buy, rehab, and rent. Have already done the analysis but I would like to bypass the agent set to list it and make a low ball offer directly to the seller. Any advice on how to do this or if this is something I should avoid? Part of my offer to the seller is that I can save them the 6% listing fee they would pay that agent as I’m an agent myself.
