Post: Should my first deal be a partnership or do it solo...

Hey guys, I am planning to invest in my first property this year, looking renting out a 2 family house. Now a friend of mine wants to invest with me which means I can invest in a property sooner than if I just go into it alone. Now what do you suggest? Are partnerships good, even if it is just a 2 family home? Also, would it be wise for me to also move into the rental property, instead of moving into another apartment elsewhere?

Hey guys, my goal this year is to do a few deals with 2 family or 3 family homes and rent them out. Now, I own my own business and I am doing fairly well but my question is when will I know I am ready? For example I am looking at houses for fun and there is this one I saw...The house I am looking at is a multi-family home for sale for $334,900. Estimated mortgage is $1,604. It was just renovated, close to schools, walk to train, etc. 5,950 sqft. Being that it was built in 1906, I don't know if it has any other problems I should be concerned about. Taxes will be about $7,000. Would this be a smart investment if I am able to rent out each floor for about $1300 each? Is that a smart move? What questions should I be asking, what else should I be looking for, and how much should I save up for the deal? Sorry for my rookie questions.

Hi, I listen to a Bigger Pockets Podcast every day. I just started learning more about real estate and these podcasts set me on fire ( not literally). I listen to one podcast a day, then I will play it in the morning when I am working on my business, then play it again at the gym, and then play it as I go to sleep, which is probably why I have trouble sleeping and find myself reading at 3 a.m. Anyway does anyone suggest going to real estate seminars and if so how do I find one in my area or just a good one in general that I can fly to?

Hey guys so I just heard about the Zillow app. Now I am new to real estate, just started my own business and I am doing very well but being that I am 29 years old I don't want my money to leave as fast as it comes so I want all my money in property. I worked on Wall St. and I am not doing the market. Anyway, I know I should be researching properties so as in regards to using the Zillow app and just seeing proprietors for sale, should I call the agent and ask him questions about the property? I know I should but what questions should I be asking? Questions like "is this an investment property, how much are rents averaging in the area, any renovations that need to be done, how is the area, etc." Also I live in Northern NJ so what should I look for to be my first property and how much should I have for my first deal? Also, can I use FHA loans to my advantage and how do those work? I also have my business incorporated so can I put any properties under my business name and would that be beneficial?

Hello everyone, my name is Justin Valedon and I left my job as an intern on Wall St. last year in June to begin a business with my partner. We buy and resell on eBay but when people ask me "so you just sell on eBay?" I say yes, but what I don't tell them is that all I am doing that for is a means to an end. I am 29 years old and as a late bloomer just received an epiphany that time is not waiting for me and that the way this country is going for the average employee, it doesn't look good. But for the entrepreneur and investor the opportunities are limitless. Anyway, I am turned off by Wall St. but what I have noticed is that true wealth is in real estate and in owning your own business. I know it's hard work but listening to the Bigger Pockets podcasts showed me that I could be really good in real estate for I am very hard working, I overcome all obstacles with optimism, I have a strong personality, I am eager, super eager to learn and I am willing to work for free, no matter how much work is required so I can learn from a mentor who is making moves and living a life that people dream of. That being said, I live in Essex County, New Jersey and am willing to do whatever is takes for the mentor who is willing to teach me and create a protege of excellence. Thank you for your time everyone...
