Hello everyone I just wanted to know if anyone here, in New Jersey preferably, has done a wholesale deal from the MLS or wholesaled and REO property. I am currently making offers on properties and just wanted to know, because I know people are doing it, I just wanted to know in further detail the steps that are involved. Some things I want to know are simply what contract do you use, a state realtor contract or your own contract, and also I know that these properties most likely are not assignable so I would have to do a double close in which I can use transactional funding. Do not mean to be rude but I know people are doing this, so please I do not need theory as to why it can't be done, I just want to hear from people who do it. Like I say, just because you haven't done it does not mean it can't be done. Thanks in advance.

Hello everyone my girlfriend (soon to be fiancé) and I were looking for an apartment but then we realized that with the prices around our area is best to just buy a house. We are considering buying a two family house that way we can rent the other floor which will pay part of the mortgage. We also plan to move to Florida in the next year or two and we would like this house to be our first investment property. I am just looking for any tips or suggestions such as what expenses I will have and what expenses to consider and also do you think I should get an FHA loan because I know I do need to live in the property for at least a year with that loan. Any advice would be appreciated. Thank you

I live in NJ. I want to know if I can call up real estate agents and ask me to pass me their listings that are hard to sell. I know won't be a current thing but if a deal seems right, can I pass it on to a cash buyer of mine and collect a finders fee. It's a win win for the agent, they can pass their hard to sell deals to me and make a commission. Please do not answer unless you know for a fact what you are talking about. Thanks :)

As a wholesaler, I am looking for an agent that will do comps for me because I obviously do not have access to the MLS. In turn I would send them any leads that are looking to sell their homes for retail value. Does anyone wholesale and have an agent on their team? If so, how do you make it beneficial for both parties? I do not want to keep asking for comps because I know they will be busy, but how else would I get comps for properties?
