So, I was suggested to use a standard NJ Standard Realtors contract for a Purchase And Sale agreement and what the hell, it's confusing. Can anyone walk me through it or if you wholesale in Northern NJ can you send me the contract you use. I would be more than happy to buy you lunch or raise your children. Thanks.

I want to try something different. I see bandit signs around, but I want to do flyers. Handing out flyers and putting them on cars, in stores, laundromats, etc. Now I know it is more work, but I can pay people to hand them out, and I know the people I hire will hand them out because because I am an *** kicker, and I will not hesitate to kick ***. Anyway what do you guys think? I think I can reach people more directly or reach someone who knows someone and I feel it will be more direct than just doing bandit signs. And when people see my neon flyers around they will know that the color means I buy houses. Let me know what you think.

It seems like I keep running into a dead end with this question. Does anyone recommend a title company that works with wholesalers in either doing assignments or double clo songs. Every title company I call seems to be irritated that I ask which is irritating me. They act like I just kicked their dog or something. Any help would be appreciated. Thanks

Ok thanks for your reply. How about this scenario. I have my realtor find me discounted properties. Then I tell her to make an offer on the property. If accepted I will use transactional funding to get me the proof of funds letter and then during the process when the seller is signing the contract, I will have a cash buyer in place. Once closing day comes, I will have the deal funded by the transactional funding company and they will wire the funds to the title company, then the buyer will wire their funds over. The realtor makes the commission from the sale, I make my money from the profit, and everyone goes home happy.
