Wholesaling a property with a realtor

Hi, I wanted to know if anyone has ever done a wholesale deal and put a property under contract with a realtor involved. I am working with a realtor but I want the relationship to be beneficial both ways. She sends me emails with properties from the MLS that are discounted. Do I try to get the property under the contract or do I market the property to my cash buyers without putting the property under contract. Any help would be appreciated.

@Account Closed I second the motion.  A Realtor deals in sales so be clear in your contract you are not buying.  I would discuss the operation of wholesaling frankly and openly and be prepared to backout (ie drop the attempt) if you sense any push back.

Be aware that wholesaling and brokering look exactly alike to the lawyers and brokering requires a license.
