When asked when would be a good time to inspect, did you reply “when I give you keys on move in day at x:xx time?”

I like to assume negligence instead of malice. They might just see it as, “it says we need to do this. We better get it done”. Good luck and happy fourth!

I’m thinking granite peak by Sherwin Williams would be a nice accent wall color. Elizabeth’s door color would be a nice wall color too. Brown, light grey, white, and dark blue-gray is a pretty nice color palette to work with. I like keeping my doors, window sashes and trim white, but I might be boring.

I think either paint the floor a dark gray or go with the dark blue-gray wall. With will give the depth. I wouldn’t do both though.

Tenants don’t seem to value included utilities either in my experience either. You can bill utilities proportionally based on sqft. We’re too lazy to do so currently, but we might at some point i the future.

Good news! Old Minneapolis places have all those things!

Lead bAsed paint has so many layers of good paint encapsulating it over the last 42 years since it was outlawed... nbd.

Asbestos is a bit over hyped. Encapsulation is cheap.

Watch out for roofs that hold debris and water. Look for structural rot by Checking to see if walls and door frames move. See how much the walls wave at you. Vinyl siding is commonly used to hide a troubled exterior.

If you see shoddy work outside the walls, you’ll find plenty

More inside of the walls.

Avoid The full guts. They are expensive and take too long.

Note sure what else there really is in our market though beside old places.

Unpopular opinion here. I have one from the 40s. I’m letting it ride. Was quoted 11k for removal and new install. It has lasted 80 years so far. Last winter I had to replace a 30 year old 80% furnace for 3k and a 12 year old 96% for 4K. We’ll see how much longer it lasts. It passed the service check. Heat bills weren’t that bad through the winter duplex gut in which it was heating 2 units and the outdoors (think broken windows and zero insulation.)

I get your point and think it’s solid. I saw the title and chuckled, because it’s one of my favorite points when discussing my lease and landlord/tenant responsibilities.

It usually goes something like this:

“I do most of your service requests. Water is important. I want to know the instant you notice water where it shouldn’t be or no water where it should be. But I won’t plunge your toilet. Backups are on you. It’s in the lease.”

I’ll pay a router to come out to a property once per year if needed, but I’ve only had to do it twice so far.
