They might die. This is true. What are your curb appeal goals or reasons for wanting it? Refi? Sell? Get renters?

If you need to appraise or attract good renters or buyers, get it done and then let them die. It’s on the tenant after that. although a slight waste of money it’s at least a business expense and shouldn’t break the bank. Ikea has a bunch of fake plants which look pretty real. We have a couple that haven’t faded at all after a few years in a window with real plants.

Pots can be spendy, but I typically can find cheap ones roadside and spray paint them if needed.

Are you sure you don’t qualify for this mortgage amount and down payment. Is 3.5 or 5% down an option since you’ll be occupying. Do you get to include rents of other 3 units as additional income?

If they are on mls, send them over to your current buyers agent and get a showing scheduled. If it’s nothing extra to use your buyers agent, use him without question.

If they are off market and he the sellers agent owns them or is wholesaling, I wouldn’t hesitate to do an off market deal or two. Ideally you are going to buy a few more and can still close more deals with your buyers agent.

Or... accent color paint back wall (dark blue gray), potted (blue again) and hanging plants, plus porch swings.

At the very least pressure wash of hand scrub the gable. It looks dirty. First thing I notice.

I’d turn them into enclosed porches with 2 very big windows and a full-lite glass screen door on each side, then side the outside in an accent color (feeling dark blue). I would do the cedar shake gable as well. Ornate exterior light on each side. Between the door and 1st window.

then get some plants (potted or window box) plus hanging plants from the overhang. It needs more green and less gray. Pops of color and life would help.

Could do carsiding inside to add warmth. Definitely get some

Lights or light fan combos in the porches.

How much sweat equity time and effort do you each have in? Value of each of your time should be accounted for. as an example, In my experience, a kitchen Reno is cheap to diy but takes many hours, expensive to hire done but takes less effort, can really increase demanded rent, but doesn’t come close to raising value enough to hire out.

You do sound like you might be the bad guy in this... you didn’t use him to renovate a rental property and are now trying to cut him out, are you? If something like this were happening to me, I’d want more money for my time than the increase in appraised value especially when Renovations go over budget or time, but will be ok in the long term due to cashflow.

Why can’t you keep it in your name and keep the partnership?

The proper time to cut, would have been before you bought once discovered he wasn’t lendable.

Once you both sell, you’ll both lose the same amount or gain the same amount. this likely won’t fix the friendship, and it sucks... been there. If you manage to save the friendship, please tell me what it took.

Should be all you need.

You have to be missing a lot if it’s a “tank” and not an on-demand system. Call out a plumber so you can understand your system or what did your inspector say?

I have a 10 gal/minute on demand system for my house which I believe is designed to handle 4 or 5 showers at once, so if you have a 100 gal/minute on-demand system that will meet your load. I’m currently assuming you are misspeaking “tank” instead of “on-demand”. I’m going to also guess code wouldn’t allow them to have less hot water than needed for 100% occupancy, but I’m not into anything bigger than a 4-plex, so I’m just making assumptions.
