9.99 per each posting over 1 each week, right?

I use them and facebook marketplace. Too many scammers on Craigslist for me. Not sure I’d go solely Feb marketplace now with Zillow having 360 degree views and videos and a higher photo limit during covid. Fb is 20 I believe. Also the trulia and hotpads mirroring is great.

Emailing a video and having a photo folder on google drive to share coupled with fb marketplace could be enough... right now.

How many kids do you have? If zero, try not to judge as I’m guessing you can’t actually relate although you may want to think you can...

I was pretty quick to judge before I had one. My 3 year old ranges between an angel to a terror in seconds as his undeveloped brain sees fit which is way more often than I care to admit.

Tantrums and meltdowns are so unbelievably embarrassing especially in public or during first impressions. Sounds like counting to 5 slowly was attempting to avoid the meltdown and it didn’t work. Sucks to be them in this situation.

Guessing rental references or meeting at their current residence (dropping off an application) would be a better way to judge how in control of their children they are or how much damage to suspect than a 1 off meeting. Also paying attention to how clean the kids hands and faces (not clothes necessarily) are can be a good sign of how on it the parents are. Look for the wipes. Dirty hands make a mess in a hurry if left unchecked.

That said I have only rented to 6 inherited tenants with children and it has been a mixed bag from “couldn’t tell there was a child here” to “lots of stickers and dirty fingerprints on each wall 3 feet up.” My house is holding up well to my toddler and was newly renovated before he was born.

I’ve normally seen cash on cash returns used for rental cashflow. Shows how much money one makes back each year for their initial investment. Since you aren’t holding, I’m not sure you call it cash on cash since it’s a 1 time deal.

Not knowledgeable in wholesaling, but are you calculating 27000-15000= 18000 and 18000/2500=4.8? Correct?

I’d say you got a 480% return on investment in 9 months. Not sure on a better way to state it. Guys ge

If you mom is open to helping you out, I’d take it if you are insanely certain you won’t screw things (the deal and her credit) up.

Sounds like a family Member helping you get a start.

Make sure you have a good budget and lots of reserves on this one due to the lack of income.

Hire a realtor for this purchase. It’s free to you and can be done immediately. Likely good to meet Other skilled realtors if that is your goal to be one.

I would think that having to move lawn furniture and weed whip around solar lights is typical for a lawn guy. I would have likely made it sound like I cared and asked the tenants to move it and done nothing further. If push came to shove, I might look for another lawn guy or ask how much to make it his problem if he was getting really upset about it.

I’m very curious what you do with the bills for the unapproved upgrades. Hopefully you laugh them off and don’t pay them, but my interest is peaked.
