Yes sir, and there's still plenty of deals to be found. You just have to look in the right pockets of Nashville and some of the neighboring cities. Also there's Clarksville (about an hour drive from Nash) is another hot market, homes there have an average listing period of only 3 days, which is faster than Nashville!

Hey @Ligmon Williams, I'm a real estate agent in Nashville. There are some properties going in that range, but 78-80% is also fairly common. This is depending on the specific area that you're investing in of course.

@Jose Lopez you're going to have to walk before you can crawl. Full appreciation for your goal in place here, but you'll need to bring more to the table. Also you say "considered getting a partner", I believe you have to have a co-signer of legal age in order to purchase a property though. Until you turn 18 at least. At your age now, I would be trying to build a skillset to make myself of value in a future partnership. Learn skills that could contribute to property management- maintenance/ rehab, and save money so that you are more financially equipped to start this endeavor in the future. Just my 2 cents

I'm not familiar with the blockchain technology. I agree the virtual real estate seems like quite the gamble, especially when there are viable real world options that would be a much safer long term bet. I think this trend may end as fast as it presented itself

I've been seeing more and more about the "metaverse" and purchasing of digital real estate. Seems like a crazy idea to me, but apparently it's kicking off rapidly. Curious about other peoples opinions of it?
