Hey Rob, a property becomes your primary residence if you've lived in it for 2 of the last 5 years. So your single family rental would still be considered an investment, and eligible for 1031 exchange

Hey Brendan, I think the first thing worth mentioning is to do your best not to be disgruntled with anyone else's success. They more than likely started out in a similar position as you, and worked their way to that point. If anything, reach out to that individual and mention you're starting out and ask for advice/tips to succeed. It may be a long shot, that person may be a jerk and waste of a call. Being humble and reaching out for help to better yourself never goes out of style though. 

As for your points of concern, I understand that it can be troubling finding those ideal properties. That's part of this business though. I see it mentioned already that if it was easy, everyone would do it. One thing I can assure you is that there is always a deal to be found somewhere though. Maybe you can adjust your aim a bit, and search in a nearby area. Hope this helps in some way, I've been in a rather similar situation before

If you're looking to do fix & flips, I would suggest talking to a hard money lender. They have different requirements, but are typically easy to work with. If you're looking into a buy & hold, then get with a traditional lender and they can either work with you now or help give you a roadmap to getting there faster

We're predicted to be the hottest housing market of 2022 actually! STRs in this area are about to be limited by the end of the year, but LTRs are a great investment here as well

With the end of 2021 approaching, where has everyone's interest been this last year? Most successful areas and preferred methods of investment? I saw recently that Nashville is predicted to be the hottest housing market of 2022, so there's a bright outlook for the future! Hey Angelica, I'm a real estate agent in Nashville and it's still a great market for the BRRR method. There is going to be restrictions for STR permits in this area by the end of the year, so I wouldn't personally pursue that route very much. As for flips and buy & hold properties, they are still selling at impressive speeds and investors are definitely taking advantage of the market. Nashville is predicted to be the hottest housing market in 2022
