I have spoken with many many owners of properties both on and off market, and if you are looking for anything that is even worth your time, you are out of the 40k-50k range. Are you saying you have found properties that are worth looking at in that range? Can you elaborate where, what condition they are in, rents, rehab, etc?

I am saying that with 40-50k cash, you can get an investment property that is off-market in Tampa or Lakeland.  40k is 20 percent of a 200k home.  The condition varies depending on how distressed the property is.  Are you in the Tampa area Levi?

@Francisco Jasso 40-50k will get you a property here in Tampa and Lakeland area. Rental properties here, off-market, can be acquired for that. Have you considered the Florida market?

I am curious to know what landlords in the area are keen too? Block frame or wood frame? Bedroom and bathroom count? Cap rate?

I was recently hired as 1099 independent contractor in Florida. I have been curious, what are the benefits on registering an EIN for LLC vs a personal SSN?

I believe that by transferring over everything from my name to my LLC I can write off more and save more on taxes. That leads to further questions. Like what can I put under my business? How do I keep track of everything?

If anyone can help me or point me to a professional who can. I'm all ears. Thank you.

Real Estate investment in Long Island?! Good luck! I don't know of any properties, but growing up an hour from Long Island I imagine it is hard to find.  Are you only searching for Long Island investment properties?
