Good morning @Brian S. How are you this morning? I hope all is well. Sarasota to Dunedin is a good area. I live in Tarpon Springs just north of Dunedin. It's great here, but like @Amado Torres said, there is a lot of Single family rentals, but there still is multi-family in the area.

@Brian S. Have you had any luck finding boots on the ground here in the Tampa Area?

Hey @Amado Torres how are you today? My name is Justin and I just wanted to introduce myself. I live in Tarpon Springs, FL, but work out of Tampa, FL.

What has you interested in Single Family homes in Tampa and Multi Family in Ohio?

Would like to connect with any realtors who have these opportunities in their area, and discuss more. Please message me if your area has these opportunities, and let's talk more.

Thank you

 Hi Ben,

Just reaching out to you to introduce myself.  My name is Justin.  I live in Tampa, FL and multifamily units are very popular here.  I can evaluate some deals for you to see if they fall in the 1% rule.  My questions is: What size multi-family property are you looking for, greater than or less than 4 units?

Hi Randy!

Welcome to Bigger Pockets! This website is awesome for learning REI knowledge such as basics to investing. So far I have read the Bigger Pockets "Flipping Houses" book and listen to the podcast everytime I'm in the car. I highly recommend both.

What have you done so far for your own research?

There was a guy on a recent Bigger Pockets podcast who has made a fortune selling turnkey.  He prided himself on selling truly turnkey properties and even offered the financing too.  Chris Doty, I  believe was his name and its episode 317 and he said he can be found at 37parallel.com

Hi Jerry, I moved from New York to Florida and I have been discussing with friends there about their home buying experience.  What I pay in taxes here for my home in Tampa is about two-thirds less than my friends in New York (15k-20k per year). I have to say, that I am glad to be living in Florida.  Great weather, great food, lots of tourist, and a growing population makes Tampa a great place to live.

What are taxes like in California for residential homes?

@Gavin Welch Can you please elaborate why 40-50k cash can't get you a property in Tampa or Lakeland?

I have spoken with many many owners of properties both on and off market, and if you are looking for anything that is even worth your time, you are out of the 40k-50k range. Are you saying you have found properties that are worth looking at in that range? Can you elaborate where, what condition they are in, rents, rehab, etc?

I am saying that with 40-50k cash, you can get an investment property that is off-market in Tampa or Lakeland.  40k is 20 percent of a 200k home.  The condition varies depending on how distressed the property is.  Are you in the Tampa area Levi?

Okay, that's a whole different thing than saying

"40-50k will get you a property here in Tampa and Lakeland area."

That implies that 40k-50k will get you a property. Not a down payment on a property. I am in the Polk County area.

No, it doesn't. 40-50k is the down payment which will get you the loan to buy the property at its 200k-250k value. I get the confusion, the original post was saying they want an unit for 40-50k.  I said 40-50k can get you a property.  I apologize for any confusion that may have been caused.
