Write yourHello BP,

I found a property in Morgantown, WV that is for sale for about 900k. I am a new investor and clearly do not have the money to fund that. As a graduate of WVU, I do know that this property is well kept and in a booming part of town. Real estate in that town has been growing and the value will continue to grow as the university continues to add more buildings around it. If you are interested in this property please reach out to me [email protected] . I usually check it more than when I sign onto BP.

Hope that this deal may be useful to someone, if you have interest in WVU properties even let me know. I know the town quiet well just can't compete with the big players yet.

PS. Please let me know if I posted this in the wrong forum, I am still getting use to posting.

Thank you,

- Justin Porco

Hello BP community,

I am currently a part time marketer looking for full time employment. I title this post as full time commitment because I have a commitment to becoming a successful investor. My problem is with being part time finding the funds to invest into my first deal is an issue. I've talked with my parents about being involved, although they show interest the commitment isn't there. I believe they are afraid to take the jump into the industry.

I am looking for a possible mentor to work under in the greater Pittsburgh area (PA, OH, WV.) My passion for this industry started about 5 months ago and I have been self educating myself since. I am looking for a guiding hand and possibly someone to work for at first. I not only want to succeed for myself but for those around me. I want to develop myself into a successful individual so that I too can one day help others.

If anyone happens to stumble upon this in my area and is interested please leave a comment or message me. Even if you find interest in helping and are not local to me, I would greatly appreciate anyone's helping hand. I have more to say about my life and background, but I will leave that to those who are interested.

Thank you,

- Justin Porco

Dakoda,

It's nice to see a fellow West Virginian. I feel working a job that gives you no self worth is enough to quit on its own. I'm not saying quit your job tomorrow but, look into a position that really intrigues you in Real Estate. Read up on that position and try to reach out to someone currently working it (linkedin great choice to do so.) Ask around about mentors or open job positions. The areas you mentioned above I feel are great markets to get involved in. As for competition, no matter where you go or what you choose to do competition will exist. It's all about how well you market yourself and push your limits to succeed. Show a potential employer your hunger and desire to be a part of their team.

@Account Closed now after I posted I see that HML stands for Hard Money Lender. My apologies, I do know what that means now!

Hello All,

My name is Justin Porco, I come from a small town in West Virginia (Colliers.) I am located only about 40 minutes west of Pittsburgh, PA. I graduated college just last year and have been really interested in ways to make money other than working for an employer. At first I began learning about stocks and continue to today. Stocks worried me though with them being at an all time high, new president, and fed rate factoring what may happen. So I began looking for an alternative and I had a friend point me in the direction of Real Estate Investing.

Being the researcher I am I started looking up things like "why should I get into REI?" After doing quiet a bit of reading, I noticed one site stood out the most, BiggerPockets. That's what brings me here today, I want to be a part of this great community and learn as much as I can to be successful in this industry. I have a strong desire to learn and make the best for not only me but my family.

As oppose to stocks, I know if done right, REI can help bring in a supplemental income and provide financial freedom. Growing up my family has helped get me through school and provide a living to me. I want to be able to return the favor to them and be well off for myself as well.

I want to thank those of you who have read the brief introduction about me and why I am here. I look forward to more engagements with this community and the friendships to come.

Sincerely,

- Justin Porco
