Not liveable and current monthly cost is 1300 a month. What about a short sale? What would even be the best option for the owner? They're desperate to get it out of their hands.

Ron, they do not live there and even with subject to there is not enough to make up in rent to cover that. I was thinking next best thing would be a possible short sale

Got a caller from our mailing campaign. Their parents are behind on payments and owe 119k on the property. Property has not gone into foreclosure but eventually will with the family not being able to make payments. This is in a prime location of Pittsburgh (Bethel Park)

4bed 2bath 1400ish sq/ft

Property needs probably 40k in work

Comps are anywhere between 180-200k depending on finishes. 

Thoughts on this deal? Anyway you could come in under the 119 owed?

Hello all,

I have been reading and learning about real estate for the past year, I am now ready to make the jump! Yes, finally ready to jump into something instead of sit back and watch life go by. The reason I am starting this discussion today is many people I have listened to on podcasts, or read strategies on in books have always been from larger metro areas.

I live in a small area of about 20,000 (Northern West Virginia) but am only about 40 minutes outside of Pittsburgh. I would like to start working deals in my area to gain experience before jumping into the Pittsburgh metro, but am curious what would be the best way to break into a smaller market. Do the same strategies hold up in small markets that work in some large markets? I have built out a list to order that contains 800 address of property owners with 30-100% equity in my county. I am hoping to find distressed sellers or sellers that are looking to move or get rid of their properties.

My goal is to strike some seller financed deals, as I do not have much capital to work with unfortunately. I would like to wholesale the right deals but spoke with a local investor and he said that it's extremely hard to wholesale in our market. 

Any tips, thoughts, information is all appreciated! I thank you for the time in reading this and look forward to talking with you all!

 Very true about that, it's an idea. I actually get the newspaper and check every week! Now do you have tips on pulling information for other potential motivated sellers? I have been reading a lot about listsource here on BP seems like that may be the best bet?

@Ralph C. haven't tried yet, but if the price is right and you can bail someone out of bankruptcy and get the property at a cheap price I don't see why it wouldn't work. 

Hello BP family.

I was wondering if anyone has information on how to pull Notices in the Pittsburgh area. I currently live in WV and tried pulling them in my county but the banks aren't required to report them. I was wondering if that is the same in Allegheny and Washington County. I'm really trying to get lists to market to for wholesales but am having trouble breaking the barrier. Any tips or information is greatly appreciated!
