Welcome @Josh Halagiere, Don't give up yet it took me 8 months of direct mail marketing for anything to bite. But after you build up a consistent presence in your farm you will see a drastic increase in calls and deal flow. Also consider that you are starting out and in this business there are a million ways to skin a cat. Look over some of those deals that fell through and see if another strategy might have worked. Post a thread about it and get feedback from other investors to help sharpen your tools. As @Josh Mitchell mentioned Naperville isnt the most opportune location to be farming. I would focus on more B C class neighborhoods in Aurora (204 schools), Plainfield, Warrenville, North Aurora, Montgomery.

@Lucas its primarily for those of us in the burbs but most investors arent going to say no to a good deal if you presented an opportunity in the city to one of us in the suburbs.

Absolutely if you can gain access to the MLS that will be huge. I personally promote properties on the MLS along with 750 3rd party sites to maximize exposure of my listings @Marielle Walter
